Outdoor decking is where timber material either performs beautifully for 20 years or starts to show problems in year 3. The difference comes down to specifying the right product and installing it correctly.

Modified vs. Untreated: What the Service Life Difference Looks Like

Keep in mind: Modified timber greys out on the surface when left uncoated — similar to cedar or untreated oak. This is cosmetic only and doesn't indicate decay. If colour retention matters, a UV-stable coating is recommended with a 5–7 year refurbishment cycle.

Installation Details That Prevent Early Failure

  • Joist spacing: 400mm centers maximum for 20mm decking; 600mm for 25mm+. Wider spacing causes bounce and eventual fastener loosening.
  • End-grain sealing: All cut ends must be sealed with end-grain sealer on installation day. This is the single most common cause of premature decking failure.
  • Fastener choice: Stainless steel (A2 for inland, A4/316 for coastal) is mandatory. Carbon steel fasteners will stain modified timber surfaces with tannin-like extractives.

Decking Spec Checklist

  • Specify modified timber for any deck more than 1m above ground or in a high-decay-risk climate (UK, Northern Europe, coastal anywhere).
  • Fixing method: Hidden clip systems vs. face-fixed. Hidden clips look better but cost more and require precise machining.
  • mc on delivery: Ask for delivery moisture content of 14–18% for outdoor decking. Lower = less movement after installation.
